Conveyancing Timeline

Things take time...

It's important to have a grasp of the whole process to know what you're getting yourself into. Use our timeline below to ensure you're ready for anything.

Buying Timeline

Organising Finances

  • Find your borrowing power by talking to your bank.

  • Budget based on your salary and expenses.

  • Choose the right home loan.

  • Obtain a home loan pre-approval.

Engage RHC

  • It's important to choose a reputable brand, so that you know you're protected in the long run

  • Once we're engaged, we'll send your some initial documents, which you will need to complete and return. For your convenience, you can do this electronically or attend our office at any time. 

Make your offer

  • When the contract is ready, and you're happy to proceed, it's time to present your offer to the Seller.

  • If there's an agent, it can be sent directly to them.

  • If a deposit is payable, make sure you pay this directly to the deposit holder.

Insure your dream home

Once your contract is exchanged, it is so important to insure the property. Most standard REIQ contracts put the property at the Buyer's risk the moment that the contract is signed.

Settlement

  • Funds will be paid to the Seller

  • RHC will advise when settlement is complete

  • You get the keys to your dream home

Find your dream home

It's so exciting to look for your new home, but make sure you take your time so you can find the right one. Generally, most people take 8 weeks.

Contract

  • If you're ready to sign your contract, don't forget to send it through so we can act quickly.

  • If you need a contract review, let us know so that we can make sure it protected you legally.

  • If you want RHC to draft your contract, get in touch for more details.

Exchange contracts

Once your offer is accepted by the Seller, you will both sign where required.

Conveyancing

  • Ordering searches.

  • Advising you of important dates.

  • Contacting local councils and government departments.

  • Liaising with your financier and the other side.

  • Preparing for Settlement.

Government notifications

In time, the titles office will register your name and details as the legal owner of the new property.

Find an Agent

  • It's important to find an agent with a good commission rate and who understands your needs.

  • Your agent will help you work out a price based on the property market, and condition of your property.

  • Once you have a price, your agent will help organise the photography and get your property listed on the market.

Review offers

  • At this stage, you should receive an offer
    (or several!)

  • It's important to make sure that you're satisfied.

Exchange contracts

Once your offer is accepted by the Buyer, you will both sign where required.

Conveyancing

  • Advising you of important dates.

  • Handling all legal paperwork.

  • Liaising with your financier (if applicable) and the buyer.

  • Preparing for Settlement.

Facilitate Inspections

 

  • The Buyer will most likely arrange a Building and Pest inspection to ensure your property is in a good condition.

  • At this time, it's important that you facilitate inspections for a speedy conveyance.​

Settlement

  • Make sure you give the keys to your agent for the buyer to collect when ready.

  • Hawkes will advise when settlement is complete.

  • Funds will be paid to you.
